Sprinkler inspection, test and routine servicing

The basis of inspection, testing and routine servicing of Automatic Fire Sprinkler Systems is to make sure that all the systems are operating and functioning correctly and to the relevant Standards.

  1. The following systems are covered by this section of AS1851 Section 2.

  • Wet pipe systems

  • Dry pipe systems

  • Deluge and water spray systems; and

  • Pre-action systems

  • AS2118.4 Automatic fire sprinkler system - Residential

  • AS2118.5 Automatic fire sprinkler system - Domestic

Fire Pumps inspection, test and routine servicing

  1. The basis of inspection, testing and routine servicing of Fire Pump Sets is to make sure that all the systems are operating and functioning correctly and to the relevant Standards.

  2. All pump sets including Sprinkler, Hydrant, Hose reel, Automatic pressure maintenance and Jacking Pump sets shall be subjected to routine service.

  3. Routine services of Pump sets shall be carried out in accordance with AS1851 Section 2 - Sprinkler Systems, and AS1851 Section 4 - Hydrants Systems.

Water Storage Tanks inspection, test and routine servicing

  1. The basis of inspection, test and routine servicing of Water Storage Tank is to make sure that all the following are free from;

Corrosion of internal and external components such as —

  • suction inlets;

  • vortex inhibitors;

  • tie rods in rectangular tanks;

  • fittings

  • roof supports; and

  • condition of internal liner, if installed.

When tanks are planned to be out of service for a period exceeding 24h, the following arrangements shall be made prior to work being carried out -

(a) Advise the owner.

(b) Advise the Fire Brigade of the outage and seek agreement in relation to temporary water supply arrangements.

(c) If possible, provide for a water tanker to be on stand-by.

(d) If possible, provide for temporary water storage in accordance with AS 2304.

NOTE: When tanks need to be drained, provision should be made to minimize the wastage of water, see Appendix A of AS 2304.

An indication of the life remaining in a tank liner shall be estimated at the end of the first 10-year drain and clean period, or at the end of the manufacturer’s warranty period (whichever comes first). The estimated remaining life of the liner shall determine the subsequent tank drain and inspection frequency.

Inspection Intervals

  1. All routine inspection and testing shall be on the following basis -

  • Monthly

  • Six-monthly

  • Yearly

  • Five-yearly

  • Ten-yearly

  • Twenty-five yearly; and

  • Thirty yearly

Note: Service of combined sprinklers and hydrant systems shall be carried out in accordance with the requirements of this Section 2 for Automatic Fire Sprinkler systems and Section 4 - Hydrant systems.

Note: Special Hazards system must also be maintained to the manufacturers specifications and guidelines.
